You find a plot
At least 100 m² for a single bay; 500+ m² recommended for a full car wash with a self-service zone, vacuums and automatic bays. Good visibility and easy in/out traffic. We help assess the location based on our experience with 5 sites in Sofia.

You handle the permits
Local permits, water/sewer, power supply, environmental assessment. We provide standard designs and a technical dossier for submission.

We build the site
Load-bearing structures, water treatment, LeisuWash installation, roller doors, canopies, vacuums, signage. Turnkey.

You appear in the RoboSpa app from day 1. You get the Management Portal, fleet portal and a full brand guide.

What is the minimum investment?+
It depends on the size of the plot and the chosen LeisuWash model (380 ULTRA vs 370 PLUS). We return an indicative budget after a site survey — get in touch via the contact form and we'll send you an estimate.
What % of revenue do you take?+
A standard franchise model with a fixed % of monthly revenue — the exact rate depends on the investment volume, whether we or you finance the equipment, and the regional exclusivity.
How long does it take from a signed contract to the first car?+
Typically 4–6 months — 6–10 weeks of construction, 2 weeks of LeisuWash installation, 1 week of training and testing. It mostly depends on the pace of the permits.
Is there regional exclusivity?+
Yes. By contract we will not open another RoboSpa site within a defined radius around your location for the term of the franchise.
What is the expected payback period?+
It depends on the location's traffic. At our Sofia sites the average is 30–48 months. Before signing, we build a financial model for your specific location.
